Your stay at Black & Bright are bound by these terms and conditions. Please read them carefully.

Black & Bright is our home and we trust you’ll adhere to these policies to ensure its loved and cared for—so that guests like you have a wonderful stay.

Booking & Payment Policy

When we receive bookings for two people, we assume it’s for a couple. Therefore, only the master bedroom will be accessible unless otherwise agreed with us. Opening the second bedroom, bathroom, and toilet will incur an extra fee.

Full payment is required to secure a booking.

The number of guests specified in your booking must be adhered to—only those included in the booking may stay.

If more guests are accommodated than your booking allows, you will be charged for the additional guests at the agreed nightly rate. We reserve the right to terminate your stay if the number of registered guests is exceeded.

Cancellations and Refunds

Full Refund: Guests can receive a full refund if they cancel their reservation at least 30 days before check-in. 

50% Refund: If a guest cancels between 30 and 7 days before check-in, they receive a 50% refund. 

0% Refund: If a guest cancels less than 7 days before check-in, the host is paid 100% of the total reservation cost. 

48-hour rule: Guests can also receive a full refund if they cancel within 48 hours of booking, and the cancellation occurs at least 14 days before check-in. 

House Rules

No parties, events, or large gatherings.

Quiet hours are from 11 PM to 7 AM to respect neighbours and maintain a peaceful atmosphere.

No smoking inside the house. If smoking outside, please clean up after yourself.

No pets

No candles, except during a power outage.

Portable cookers and camping gas cookers are not to be used inside the house.

Check-in & Check-out

Check-in: from 3 PM (self-check-in available with keylock/code).

Check-out: by 11 AM (late check-outs may incur additional charges).

Early check-in and late check-out are by written agreement only.

Please leave the house in a tidy condition. Turn off fans, air conditioners, and lights, and ensure all doors are locked.

Cleaning & Maintenance

The house is professionally cleaned before your arrival.

Guests must dispose of rubbish in the designated bins.

All dishes must be washed before departure—guests may leave them in the dishwasher.

Any damage must be reported immediately. Guests may be responsible for repair costs.

Food and drinks are to be kept in the kitchen, at the dining table, or in outdoor areas.

Tanning products and body/massage oils are not to be used on bedding or furniture. Guests may be liable for replacement costs if regular cleaning is insufficient.

Safety & Security

Keep doors and windows locked when leaving the property.

Fire extinguisher and first aid kit are available in the laundry area.

Liability & Guest Responsibilities

Guests stay at their own risk. The property owner is not responsible for accidents, injuries, or lost/stolen items.

Any breach of house rules may result in immediate termination of the stay without a refund.

Any theft or malicious damage will be reported to the police, no matter how big or small.
